2. Efficient management for contract compliance with auditable documentation 

3. Effective management of design professionals from proposal, contract negotiation, design development, schematic design, construction documents, bidding, and construction administration

4. Specialized management of construction document approvals using critical path method scheduling

5. Effective management of general and trade contractors ensuring adherence to public works requirements by California Department of Industrial Relations (DIR) in the following

 a. GC RFQ/RFP

 b. Subcontractor bidding

 c. Contract administration including review of prevailing wage labor rates, monitoring of certified payroll reports for compliance

 d. Detailed review of change order requests for compliance with contract documents, entitlement, and reasonable costs

 e. Review and enforcement of contractor safety practices

 f. Commissioning and closeout per contract documents

6. Short- and long-term review of project expenditures based on contracts executed and required

7. Management and support in project funding activities including grant and loan applications
